Popular Questions.
The design, build, and renovation industry is high risk and often times opaque. We strive to provide the highest level of transparency as possible. Below are the most common questions we receive about our services and building/renovating in Dubai in general.
Why should I hire Bauhaus and not simply work directly with contractors?
Qualified contractors play a pivotal role in ensuring the success of any construction or renovation project, bringing their expertise to deliver outstanding results. However, when it comes to handling large-scale projects, project managers within the contractor’s team may sometimes lack the extensive training required to navigate the intricacies involved.
To ensure a smooth and efficient process, it is highly advantageous to involve an independent project management consultant (PMC) like Bauhaus. Our PMC’s presence adds significant value by offering an unbiased perspective and keeping all professionals, including the contractor, on track with timelines and budgets.
Bauhaus PMCs offer an extra layer of assurance by meticulously reviewing the contractor’s plans and work, along with those of other professionals involved in the project. This thorough evaluation ensures the accuracy and transparency of the plans, assuring you that the project aligns with your goals perfectly.
How do you choose the suppliers that you recommend?
Bauhaus has a clearly defined procedure for qualifying our suppliers to ensure their compliance with international quality standards. The suppliers are carefully vetted to confirm they are well-established in the market, with extensive experience in their field, and that their supplied products meet Bauhaus’ criteria and comply with the client’s requirements. Each supplier is visited to inspect their facility, and their products are then carefully reviewed by our Technical Team to ensure compliance.
The supplier’s quality processes are reviewed, and their ISO or equivalent certification is requested. Inspection of completed or “work-in-progress” projects is carried out and the quality of the installation is assessed. Only when the suppliers meet all Bauhaus Project Management criteria are they added to the Approved Suppliers list.
We will advise you which suppliers will work best for your goals and budget, but the choice of suppliers ultimately remains in your hands.
What timeline should I expect for my project?
Each and every project is individual, and the timeline therefore is dependent on several factors which include obtaining authority approvals, finalisation of the design, selection of the finishes and bought out items, lead times, execution of the works. Through experience, Bauhaus will be able to offer an approximate and realistic duration after receiving the brief and viewing the site. This will be indicated in the Bauhaus Project Management Proposal.
How do I get approvals for my project and how long do they take?
Your PMC will ensure the Consultant or General Contractor will put together an approvals package that will be submitted to the relative authority. Typically the authorities will require design drawings, clear scope of the works required and appointment letters to allow your consultants to submit. The authorities will either approve or reject (with comments) on your request. Bauhaus will liaise with all parties to ensure the requests are actioned at the earliest possible dates to protect the project timelines.
The timeline for this will depend on the extent of the works, availability of documentation from the client/designer/architect, and time of year. Some slowdown can be experienced during seasons such as Ramadan or Summer Working Hours. The estimated timeline for your project’s specific approvals will be indicated in the provisional programme issued with the Bauhaus Project Management Proposal.
Do you pay suppliers on my behalf?
No, all supplier payments are made directly from the client to the relevant supplier. Bauhaus will review all invoices received prior to recommending you to complete the transactions.
How do you update me on my project?
You will receive weekly reports from your PMC, which will be issued at the end of every week. This document will explain the progress in the past week with upcoming action points for all parties, including you, the client. This report will also include a summary of the entire project progress timeline and photos from your site to ensure you are updated every step of the way.
How is Bauhaus paid?
Bauhaus’ services are retained with a fixed monthly fee.
